As of 2026, the median house price in England is approximately £290,000. But this national figure masks huge regional variation:
- London — Median prices exceed £500,000 in most boroughs
- South East — Typically £350,000-£450,000
- East of England — Around £300,000-£380,000
- Midlands — £200,000-£280,000
- North of England — £150,000-£220,000
- Wales — £190,000-£250,000
- Scotland — £170,000-£230,000
Affordable Commuter Areas by City
London
The most affordable commuter areas for London tend to be along the faster rail lines that reach further out. Key affordable corridors include:
- Medway / North Kent (ME) — High-speed trains to St Pancras in 35 minutes, with median prices significantly below the South East average
- Southend (SS) — Direct to Fenchurch Street in under an hour, with some of the lowest prices in the London commuter belt
- Luton / North Hertfordshire (LU, SG) — Thameslink services into central London, with prices well below the Hertfordshire average
- Swindon (SN) — Often overlooked, but fast trains reach Paddington in under an hour and prices are around half those of closer commuter towns
Manchester
Manchester offers excellent value compared to London, and its commuter belt is even more affordable:
- Bolton (BL) — Just 20 minutes by train, with median prices around £170,000
- Wigan (WN) — Strong transport links and prices under £180,000
- Burnley (BB) — Further out but with some of the lowest prices in the North West
Birmingham
The West Midlands has seen significant investment in transport infrastructure, opening up more affordable commuter options:

- Walsall (WS) — Close to Birmingham with very competitive prices

Leeds & Sheffield
Yorkshire offers some of the best value in England for commuters:
- Wakefield (WF) — Between Leeds and Sheffield, with excellent prices and fast connections to both cities
- Barnsley (S70-S75) — Very affordable with improving transport links
- Huddersfield (HD) — A vibrant town with direct trains to both Leeds and Manchester
